When this 1925 Dutch colonial hit the market, there was a complaint filed against it from the city’s housing bureau for an unpermitted, two story addition. When most people would have run, the buyers brought us in to ensure that they could remodel to fit their style and bring the addition up to today’s codes.
Challenges
- It was a challenge to deal with the unpermitted addition done by the previous owner in 2008; the home was identified as non - habitual until proper permits, fees and inspections had been approved. The bones of the house are classic yet compartmentalized so the home’s design and layout needed work.
Solutions
- Opened walls to verify previous electrical, plumbing, mechanical, and structural framing work met current codes and engineering requirements
- Relocated the toilet and created a private water closet
- Expanded the cave - like shower
